Project Manager – Construction Consultancy Job in Bristol, Somerset
Project Manager job for a growing multidisciplinary consultancy based in Bristol, Somerset working on a mix of projects across residential new build, mixed-use, refurbishment and remedial projects across mainly Wiltshire, Gloucestershire and Somerset. Offering a salary of up to £55k + Bonus + Healthcare + some flexibility to work remotely + Progression.
They offer multidisciplinary services, including project management, surveying, cost consultancy, and design management, and specialise in residential and affordable housing projects for developers, Housing Associations and Local Authorities. They are now expanding to education and healthcare projects. Made up of around 100 employees and 4 offices. The role will involve project management/contract administration from inception to completion.
Role & Responsibilities
Liaise closely with Clients, Contractors, Consultants, Developers, Clerk of Works and other key stakeholders
Advise clients on procurement routes and general contract advice
Report monthly to the team leader on fee projections and anticipated income vs project programme
Manage and organise all pre-contract investigations, surveys
Chair and minute pre-contract meetings
Undertake all client funding and development control requirements
Prepare Employer’s Requirements and Performance Specifications
Amend and prepare Build Agreements and JCT contracts
Tender Process
Review of technical drawings, NDSS & GLA assessments & provide comments to clients &contractor/developers.
Site inspections, ensure quality & contract requirements are met
Timely issue of relevant instructions, certificates and notices
Assess contractor payment application, issue of payment notices/financial statements & advise clients on cashflow forecasts
Evaluation EOT notices & claims
Final snagging before completion
Manage pre-handover inspections; monitor defects; issue relevant appropriate certificates and notices
Prepare and issue Final Accounts/Final Statements
Draft monthly project fees to clients.
Required Skills & Experience
3+ years’ experience as a Project Manager, Employers Agent, Building Surveyor, Quantity Surveyor
RICS Accredited Degree or similar
Experience in residential new build, mixed-use projects
Experience of fire/cladding remediation
JCT Contract knowledge
Understanding of development agreements
Experience in largescale remedial / refurb projects
Consultancy background
UK Driving Licence and own car.
